City of Franklin Approves Rezoning for New Hotel at The Factory at Franklin

On April 8, 2025, the Franklin Board of Mayor and Aldermen unanimously approved a rezoning request to facilitate the development of a hotel at The Factory at Franklin. The project includes a two-story, 120-room hotel and a new parking garage, aligning with the Envision Franklin plan and receiving preliminary approval from the Historic Zoning Commission.

The rezoning covers 20.15 acres located north of Liberty Pike and east of Franklin Road, within what’s known as the Factory District. The development plan also includes a focus on pedestrian-friendly design and public art. A new parking garage will be built as part of the project, bringing the total on-site parking to 1,066 spaces.

The Factory at Franklin, located just north of Liberty Pike and east of Franklin Road, is a historic complex originally built in 1929 as a stove manufacturing plant for Allen Manufacturing Company. Over the years, it housed various manufacturers, including Dortch Stove Works and Magic Chef Inc. In the late 1990s, the property underwent adaptive reuse, transforming into a vibrant mixed-use destination featuring shops, restaurants, art galleries, and performance venues. Recognized for its preserved industrial architecture, The Factory is listed on the National Register of Historic Places and continues to serve as a cultural and commercial hub for the Franklin community. ​

No construction timeline has been announced yet, but the project marks another step in The Factory’s ongoing evolution as a mixed-use destination for shopping, dining, events, and soon, lodging.
