The Factory at Franklin Announces 120-room Boutique Hotel and Expanded Parking
As The Factory at Franklin continues to invest in and enhance the campus for neighbors, visitors, and the broader Williamson County, Tennessee, community, the team is thrilled to share the next chapter in its story: the groundbreaking of a thoughtfully designed 120-room boutique hotel. This exciting addition will further deepen The Factory’s connection to its roots as a Jamison bedding factory, inviting guests to balance campus discovery with a restful stay.
“The Factory has always been about bringing people together, and this hotel is a natural extension of that vision,” shared Allen Arender, Chief Development Officer. “We’re creating a place where guests can fully experience the energy, history and hospitality that make Franklin so special. By thoughtfully integrating the hotel and more convenient parking spaces, we’re honoring the campus legacy while adding a new way for visitors to stay, gather and connect for years to come.”

DESIGN + AMENITIES
Joining the Marriott Bonvoy portfolio of brands, The Factory Hotel is planned to open as a Tribute Portfolio property and is expected to break ground late 2026, with doors slated to open Spring 2028. Inspired by The Factory’s rich history and unmistakable character, the hotel will offer guests an authentic Franklin experience, pairing warm Southern hospitality with modern comforts.
Designed to complement the site’s historic architecture, the project will thoughtfully incorporate Building 10 into the hotel’s main lobby experience, preserving an important piece of The Factory’s heritage. In addition, Building 9 will be reimagined as a vibrant pool courtyard, creating a unique gathering space for guests and visitors alike. Additional amenities will include an event and meeting space, full-service restaurant and bar, private dining room and fitness center.
“The Factory has always been one of Williamson County’s most beloved gathering places, and this hotel gives visitors more reasons to stay while also creating new jobs right here in our community,” said Maureen Thornton, President & CEO of Visit Franklin. “History and preservation are core to what makes our community special and what visitors come here to experience, and this project carries that spirit forward for guests and neighbors alike.”

HIRING OPPORTUNITIES
The hotel is expected to create approximately 50 to 60 new jobs and further support The Factory’s continued growth as a regional destination for tourism, business, and community events. Stay tuned for additional information on how to join the next movement at The Factory.
NEW PARKING INFRASTRUCTURE
Alongside the hotel development, The Factory is enhancing its parking experience to better serve visitors and tenants. The new parking garage and expanded lots will bring the campus total to almost 1100 spaces. The updated parking plan is designed with convenience in mind, doubling the number of spaces located closest to the property’s entrances.
To support quick visits, The Factory will also introduce dedicated two-hour parking areas for guests stopping by to enjoy a meal, browse the shops, or run an errand to support local business. These improvements are intended to create a more welcoming and accessible experience while helping visitors spend less time searching for parking and more time enjoying everything the campus has to offer.
Together, the hotel addition and parking improvements will help to better serve the community while preserving the history and character that Franklin knows and loves.
