12 South is one of Nashville, Tennessee’s most welcoming neighborhoods. The walkable, family-friendly half-mile stretch just South of downtown is popular among tourists and locals alike, and for good reason. The neighborhood has a wide variety of unique restaurants, boutiques, coffee, and dessert spots. Dotted with families, runners, and people walking their dogs any day of the week, visiting 12 South is a great way to experience the hustle and bustle of Nashville without venturing all the way down to Broadway.
On the North side of the neighborhood is Belmont University, a private institution considered to have some of the most innovative college programs in the country. On the South end of the busy street, you’ll find Sevier Park, a tranquil greenspace perfect for a leisurely walk, picnic with friends, or outdoor exercise. The area is largely considered to be safe, friendly, and convenient, offering several lively amenities in one compact location.

The Buttermilk Ranch is a popular, mid-century modern style restaurant with full service-dining and an incredible small-batch bakery. Their dining room is open Tuesday through Sunday from 8 a.m. to 3 p.m. Their counter-service and bakery is open until 4 p.m.
Hearts has 2 Nashville locations, serving classic breakfast and brunch items, cocktails, and more every day of the week. They’re open Monday through Thursday from 8 a.m. to 3 p.m. and Friday through Sunday from 8 a.m. to 5 p.m.

For Lunch and Dinner . . .
Bartaco is a restaurant chain that serves upscale, street-style food. The restaurant has a beachy, bohemian feel and indoor/outdoor seating. They’re open Monday through Thursday from 11 a.m. to 11 p.m., Fridays and Saturdays from 11 a.m. until midnight, and Sundays from 11 a.m. to 10 p.m.
Burger Up is a first-come-first-serve burger place serving gourmet options. They offer dine-in, delivery, and carry-out. The restaurant is open daily from 11 a.m. until 9 p.m.
Edley’s Bar-B-Que is one of Nashville’s most iconic spots, serving Southern BBQ at 10 locations across Tennessee. The 12 South location is open from 11 a.m. to 9 p.m. Sunday through Thursday and 11 a.m. to 10 p.m. on Fridays and Saturdays.
Fonda is a Mexican restaurant with incredible atmosphere and an award winning chef. The restaurant is proud to serve Mexican favorites with a culinary twist. They’re open Tuesdays from 3 to 10 p.m., Wednesdays and Thursdays from 11 a.m. to 10 p.m., Fridays from 11 a.m. to 11 p.m., Saturdays from 9 a.m. to 11 p.m., and Sundays 9 a.m. to 9 p.m.
Nashville Street Taco has an expansive, open-air patio and a great selection of street tacos, flatbreads, drinks, and more. They’re open Thursday through Sunday from 11 a.m. to 9 p.m. They’re closed Monday through Wednesday.
For Fine Dining . . .
Epice is a Lebanese bistro, and has routinely been voted the best Mediterranean spot in Nashville. Alongside lunch, weekend brunch, and dinner, Epice serves cocktails and a selection of wines from Europe and the Middle East. They’re open Sunday through Thursday from 11 a.m. to 8:30 p.m. and Fridays and Saturdays from 11 a.m. to 9 p.m.
Locust is a highly sought after dining spot, with advanced monthly reservation slots and a cap of 4 people per dining party. The restaurant specializes in dumplings and kakigori (Japanese shaved ice), as well as revolving, seasonal seafood and a raw bar. Friday through Sunday, reserved lunch hours are from 12 to 3 p.m. Dinner hours are 6 to 9 p.m., reservation only. On Sundays, their patio is open from 4 p.m. to close for walk-in guests.
The Henry is a coffee shop, full-service restaurant, and bar that serves something for everyone. They’re open daily for breakfast, brunch, lunch, and dinner. The upscale, 12 South restaurant is the only location in Tennessee. They’re open Sunday through Thursday from 8 a.m. to 10 p.m. and Fridays and Saturdays from 8 a.m. to 11 p.m.
Urban Grub is located in one of the most recognizable buildings on the street, in what was once a car wash. The restaurant specializes in fresh fish and seafood, smoked and grilled meats, and fresh shucked oysters. They’re open Tuesday through Thursday from 4 p.m. to midnight, Fridays from 4 p.m. to 1 a.m., Saturdays from 11 a.m. to 1 a.m., and Sundays from 11 a.m. to 11 p.m.

For Dessert . . .
Five Daughter’s Bakery is a local favorite. Started right here in Franklin, Tennessee, the beloved bakery now has 10 locations across Tennessee and Georgia. Their 12 South location serves incredible homemade donuts Monday through Friday from 7 a.m. to 10 p.m. and Saturdays and Sundays from 8 a.m. to 10 p.m. (or until sold out).
Fryce Cream Nashville serves up a classic combination of soft serve and French fries, complete with unique flavors and spice combinations. Both locations in Nashville—on Lebanon Pike and 12 South—are open Wednesday and Thursday from 3 to 9 p.m., Fridays and Saturdays 12 to 9 p.m., and Sundays 12 to 7 p.m.
Jeni’s Ice Cream is a classic across the country, with signature flavors unlike anywhere else. There are several locations in Nashville and Williamson County, including one convenient location on 12 South. Their hours are 12 to 11 p.m. Sunday through Thursday, 12 p.m. to midnight Fridays, and Saturdays 11 a.m. to midnight.
Wanna Spoon also combines fan favorites: ice cream and cereal. The playful spot, complete with murals and a vibrant backyard, has customizable ice cream swirls, milkshakes, and a full coffee bar. They’re open Sunday through Thursday from 8 a.m. to 10 p.m. and Fridays and Saturdays from 8 a.m. to 11 p.m.
For Coffee (and beyond.) . .
White Bison was created in Nashville and serves coffee, tea, and food in a convenient, relaxing environment, combining the ambiance of a contemporary coffee shop with a convivence store that offers snack items, drinks, and more in addition to their coffee shop menu. The 12 South location has free Wi-Fi and is open daily from 6 a.m. to 9 p.m.
Frothy Monkey is an all day cafe that serves great coffee alongside breakfast, lunch, dinner, wine, beer, and cocktails. The 12 South location is the original Nashville location, with indoor seating and an outdoor patio and beer garden. On Wednesday’s they host “Wine Down Wednesday,” where you can get 3 wines and a personal charcuterie board for $15. The cafe is open daily from 7 a.m. to 8 p.m.
Where to Grab a Drink
There are some cool, unique places along 12 South to get a drink whether you’re looking for signature cocktails, tasteful ambiance, or happy hour options.
Embers Ski Lodge brings the warmth of a ski lodge bar to the heart of Nashville. The neighborhood bar has a Pacific Northwest-inspired menu, fun cocktails, and the largest selection of whiskey in Music City. They’re open from 3 to 10 p.m. Monday, Tuesday, and Wednesday, 3 to 11 p.m. on Thursdays, 3 p.m. to midnight on Fridays, 11 a.m. to midnight on Saturdays, and 11 a.m. to 10 p.m. Sundays.
The Filling Station, tucked behind Edley’s Bar-B-que, serves revolving, curated options of craft beer on draft from local and regional breweries, alongside the best brews from across the country. They’re open from 11 a.m. to 9 p.m. Sunday through Thursday and Fridays and Saturdays from 11 a.m. to 10 p.m.
Postino Wine Cafe is relatively new to the neighborhood, with great food, drink, and atmosphere. Although they specialize in wine, Postino also sells beer, signature cocktails, and zero-proof drinks. Their food menu includes snacks, boards, soups and salads, paninis, deserts, and kids menu options. They’re open 11 a.m. to 11 p.m. Monday through Thursday, 11 a.m. to midnight Saturdays, 10 a.m. to midnight Saturdays, and 10 a.m. to 10 p.m. Sundays.
Playdate is a fun, energetic destination for cocktails and bites. With indoor/ outdoor seating and a fun-filled back patio, Playdate is an ideal option for a good, casual time. Right in the middle of the 12 South neighborhood, they’re open Mondays and Wednesdays 12 to 10 p.m., Thursdays 10 a.m. to 11 p.m., Fridays and Saturdays 10 a.m. to 11 p.m., and Sundays 10 a.m. to 1o p.m. Alongside their lunch, dinner, and beverage menu, they also offer an exclusive high tea experience for $75 a person.
Bottle Cap is a classic 12 South sports restaurant and bar. A claim to fame, Bottle Cap has been featured on Food Network’s Diners, Drive-Ins, and Dives. A great place to catch a game or catch up with friends, they’re open from 11 a.m. to 11 p.m. Mondays and Thursdays, 3 to 11 p.m. Tuesdays and Wednesdays, 10 a.m. to midnight Fridays and Saturdays, and 10 a.m. to 11 p.m. on Sundays.
12 South Taproom and Grill serves great food, beer, and craft cocktails. They’re open Monday through Saturday from 11 a.m. to late, at the discretion of taproom employees. On Sundays they’re open from 11 a.m. until 10 p.m., though the kitchen does close earlier. Every Monday from 7 to 9 p.m., they host live bluegrass, always free. On Wednesday evenings there’s trivia, beginning at 7:30 p.m. sharp.

During the weekends, especially in the warmer months, outdoor vendors can be found along 12 South, selling everything from flowers to cowboy hats and vintage jackets. Additionally, there is a seasonal pop-up beside the only church on the street, Midtown Fellowship 12 South, that sells pumpkins in autumn, flowers and plants in spring and summer, and Christmas tress around the holidays. This area recognizably has a set of “Nashville” wings attached to Bullets and Pearls jewelry shop and is a popular stop for photo-ops.
Parking on 12 South
12 South tends to get very busy, especially on weekends, so parking can be tricky. There are a few paid lots along the street, as well as parking garages—also paid—on either end of the neighborhood. Many opt for street parking, either on 12 South or along one of the side streets, though even then spots can be scarce. If you visit 12 South during a busy time, just be prepared for the possibility of paid parking or a brief walk from your car to your destination of choice.
Just like Franklin, one of 12 South’s greatest appeals is its walkability, a feature that adds to the convivence and charm of local business districts. As we make strides toward more sustainable practices in Nashville and Williamson County, walkability continues to be one of the biggest pulls toward improved quality of life in the city and beyond.
Sevier Park & Community Center
At the end of 12 South’s busy business district, Sevier Park is a great spot to walk, picnic, or take the dogs to play. The area is made up of a walking path, outdoor basketball court, tennis and pickleball courts, a playground area, recreational shelter, and plenty of wide open space. Sevier Park Community Center is also on the property, offering several fitness options and amenities. The daily admission fee for the indoor center is $3 for adults and $1.50 for children and seniors.
Sunnyside Mansion sits atop the hill of Sevier Park, a historic home that once belonged to Mary Benton, the widow of Jesse Benton, an American historical figure known for a famous feud with Andrew Jackson. Thomas Hart Benton, Jesse’s brother, is known for having a famous pistol duel with the 7th president. Although the park surrounds the mansion, keep in mind that indoor tours are not available.
Between May and October, the Tuesday evening 12 South farmers market is hosted at Sevier Park, complete with live music, local vendors, and a wide variety of food trucks.
New Accommodations
12 South’s first hotel, The Gilmore opened in May of 2025. The AvantStay, full-service hotel features 99 units, from 1-4 bedroom booking options, as well as multiple room, floor, or hotel buyout options for extra special events. Far from your average hotel experience, The Gilmore is gorgeously designed with airy, artistic luxury, adding a Southern spin to decor otherwise reminiscent of a Mediterranean resort. Adding a touch of local character, the hotel collaborated with Nashville-based artisans for custom details on the property.
Check-in at the hotel is at 4 p.m.; Check-out is at 11 a.m. on the day of your departure. Guest rooms vary in price, ranging on average between $400-500 per night. Dogs are allowed. Paid parking is available. The Gilmore is also a great place to host group events, with its gorgeous courtyard The Poet’s Courtyard, rooftop area The Skyline Terrace, and multipurpose space The Gilmore Room.
Beyond The Gilmore, there are several Airbnb options in and around 12 South, including 12 South Guest House, a group of rooms and suites available for rent through Airbnb in the building that houses Bartaco. Other hotels in very close proximity to 12 South include Caroline House Nashville, rated the best Bed & Breakfast in Nashville, Sonder by Marriot Bonvoy located in the Sonder Village 21 Apartments in Hillsboro Village, and Placemkr Wedgewood-Houston, right up the road from 12 South.
