Planned opening in 2028.

Middle Tennessee continues to attract ambitious developments that reflect the region’s demand for connection, convenience, and an exceptional quality of life. One of the most anticipated projects is Sagefield, a planned mixed-use destination that will bring shopping, dining, hospitality, entertainment, and outdoor recreation to Thompson’s Station. Developers plan to build Sagefield on approximately 100 acres at 1733 Lewisburg Pike, just south of I-840 and directly across from FirstBank Amphitheater. The project aims to create a walkable gathering place where residents and visitors can enjoy luxury amenities surrounded by Williamson County’s scenic landscapes. A New Mixed-Use Destination for Thompson’s Station

Sagefield reimagines the traditional shopping center by combining retail, restaurants, hospitality, wellness, and entertainment into one connected luxury mall and lifestyle destination. Instead of driving from place to place, visitors will have opportunities to shop, dine, relax, and explore within a thoughtfully planned community. Simon Property Group leads the development alongside AJ Capital Partners and Author & Edit Hospitality. Simon already has a strong presence in Middle Tennessee through Opry Mills and the Mall at Green Hills, making Sagefield its third major project in the region.

Current plans call for approximately 75 boutiques and specialty shops, restaurants, entertainment venues, wellness concepts, and a luxury resort-style hotel complete with a spa and private social club. Visitors could spend an afternoon shopping, enjoy dinner with friends, unwind at the hotel, or attend an event all in one space.

Nature will shape much of the experience. Developers plan to dedicate nearly 60% of the site to green space, walking trails, water features, and outdoor gathering areas. Those amenities will encourage guests to slow down, spend time outdoors, and connect with the community. Construction is scheduled to begin later this year, with developers targeting an opening in 2028.

Supporting Middle Tennessee’s Growth

Thompson’s Station continues to attract families, professionals, and businesses seeking the perfect balance between small-town charm and modern convenience. Rolling hills, scenic countryside, and a welcoming community create an appealing place to live, work, and visit. With easy access to both Franklin and Nashville, the town has experienced steady growth while preserving the character that makes it one of Williamson County’s most desirable communities.

Sagefield reflects the way many people want to experience their communities today. Instead of visiting separate destinations for shopping, dining, entertainment, and recreation, residents increasingly prefer walkable places where everything is within easy reach. Mixed-use developments continue to grow in popularity because they encourage connection, convenience, and more time spent enjoying the community.

The planned development embraces that lifestyle by bringing everyday experiences together in one thoughtfully designed destination. Visitors could start the morning with coffee at a neighborhood café, browse boutique shops, enjoy lunch with friends, unwind along scenic walking trails, attend a concert at nearby FirstBank Amphitheater, and end the evening with dinner or cocktails. Rather than changing Thompson’s Station’s identity, Sagefield aims to build on the town’s existing charm while creating new opportunities for residents, visitors, and local businesses.

Shopping and Outdoor Living

Sagefield focuses on creating memorable experiences rather than simply adding more retail. Every part of the development encourages visitors to explore, gather, and enjoy their surroundings. The retail collection will feature boutique shops, specialty retailers, and carefully curated brands that complement Middle Tennessee’s lifestyle.

Outdoor amenities will also connect every part of the property. Developers plan to dedicate nearly 60% of the site to walking trails, landscaped green spaces, water features, and gathering areas. These spaces encourage visitors to relax, connect, and enjoy the outdoors throughout the year. Together, the mix of shopping, dining and open-air experiences reflects the growing demand for walkable destinations that prioritize wellness, community, and quality of life.

Explore the Area Around Sagefield

Sagefield’s location places visitors close to many of Williamson County’s most popular attractions. The surrounding area already offers live music, local restaurants, outdoor recreation, and historic charm. Directly across the road, FirstBank Amphitheater hosts nationally recognized performers inside a former rock quarry transformed into one of Tennessee’s most unique outdoor concert venues.

Thompson’s Station also offers parks, walking trails, local businesses, and a welcoming small-town atmosphere. Just minutes away, Franklin provides award-winning restaurants, boutique shopping, historic sites, and year-round community events. Together, these nearby attractions strengthen Sagefield’s appeal and help establish it as another destination worth exploring in Middle Tennessee.

Looking Ahead

Sagefield represents more than another commercial development. The project reflects a growing movement toward destinations that blend shopping, dining, hospitality, entertainment, and outdoor living into one connected experience. As Williamson County continues to grow, developments like Sagefield will help shape how residents and visitors spend their time. By combining walkability, green space, and carefully curated amenities, the project has the potential to become one of Middle Tennessee’s most exciting new destinations when it opens.
