Tenants at Middle Tennessee’s Top Office Development of the Year Expand in Square Footage and Personnel
FRANKLIN, Tenn. (July 20, 2026) – McEwen Northside, a vibrant 45-acre mixed-use urban district within Cool Springs, is promoting intradistrict growth as multiple businesses have expanded their office space and personnel since relocating to the development.
McEwen Northside’s continued expansion in both retail and office space positions it as a leader in Middle Tennessee development. Opening just last year, Block E at 4020 Aspen Grove Drive–the district’s newest 300,000-square-foot, nine-story mixed-use building–has offered both new and current tenants unique, dynamic office space and ample room to grow their businesses.
Multiple companies have expanded more than once while based in McEwen Northside. Since arriving in 2022, Kimley Horn, one of the nation’s premier engineering, planning and design consulting firms, nearly tripled its square footage after growing from 5,721 square feet to 10,964 square feet and then 15,347 square feet in its most recent move. TMP, a Nashville-based architecture and interior design firm, expanded twice in the last year to take over its entire floor at Block E. They grew from 22,000 square feet to 31,830 square feet.
“The growth of our presence at McEwen Northside is a reflection of the work the Kimley-Horn team is doing for clients across Middle Tennessee,” said Ryan McMaster, Principal at Kimley-Horn. “From our recent acquisition of Franklin-based Gamble Design Collaborative to the increased demand for our consulting services, this space allows us to keep investing in great people, strengthen collaboration, and continue delivering the exceptional client service that defines our firm.”

Gordon Rees Scully Mansukhani, a full-service law firm, and Gutterglove Pro, a company specializing in gutter guards, also moved within the McEwen Northside district due to company expansions. Having been based in the beloved Block B at 4031 Aspen Grove Drive since 2021 and 2022, respectively, both companies expanded into McEwen Northside’s newest building, Block E.
“In a time where office leasing is down, McEwen Northside has proven that with the right support and offerings, office culture can still thrive,” said Thomas McDaniel, managing partner at Boyle Investment Company. “We build relationships with our tenants to ensure the district is exceeding their needs. Our class A office space, coupled with premier restaurant and retail offerings, dynamic green spaces, and luxury residential, creates the perfect environment for growth and meets employee demands for return-to-work.”
Most recently, the district was honored for its premier office buildings by the Commercial Real Estate Development Association’s (NAIOP) Nashville Chapter. McEwen Northside’s Block E mixed-use building won the 2026 NAIOP Middle Tennessee Office Development of the Year Award, which recognizes the best commercial real estate project in the region, further instilling their commitment and achievement in producing class A office space for businesses.
